摘要: | 本研究乃針對台灣、香港跟新加坡之不動產投資信託在2007~2010年在國際金融風暴衝擊下的表現及未來發展作一深入的探討。筆者採用事件研究法,選用國際金融風暴期間六個影響國際金融之事件日,研究三地之不動產投資信託是否因事件影響繼而產生異常報酬。而研究的結果將著重在:
一、 國際金融風暴重要事件前後,台灣地區REITs的價格表現為何?有何差異?
二、 國際金融風暴重要事件前後,香港地區REITs的價格表現為何?有何差異?
三、 國際金融風暴重要事件前後,新加坡地區REITs的價格表現為何?有何差異?
四、 國際金融風暴重要事件前後,台灣、香港、新加坡三地REITs報酬率比較下有何差異?
研究結果,從國際金融風暴事件發生順序的時間點看來,在風暴剛開始發生時的事件影響較不明顯,事件日若接近國際金融風暴尾聲因景氣復甦,開始會產生正向報酬;而就單一事件看來,發生事件的時間點對三地REITs價格影響,在事件發生初期影響較為顯著,少數事件在事件日後幾天呈現反應。從跨地區的層面看來,台灣REITs的影響顯著性較香港與新加坡兩地來得明顯,影響的時間相較之下也比較長。 This study is focused on the performance and future development of real estate investment trust in Taiwan, Hong Kong, and Singapore during the international financial turmoil time period between the years 2007 to 2010. The author selects six major dates of incident during the international financial turmoil and studies if they have affected the real estate investment trust in these three locations and delivered abnormal return. The study focuses heavily on: 1. Taiwan, Hong Kong, and Singapore’s REITs performance differences before and after the international financial turmoil; 2. Comparsion of the REITs performance in Taiwan, Hong Kong, and Singapore after the international financial turmoil. The result of the study from a chronological perspective of the whole time period is that the incidents at the beginning of the international financial turmoil do not have obvious effects, while incidents during the end of the financial crisis caused a positive return; looking at the incidents individually, the effects are more apparent at the beginning of each incident, with a few incidents showing results several days after occurring. Cross examination of the areas show more evident and permanent effects in Taiwan REITs compared to Hong Kong and Singapore. |
