摘要: | 本研究主要探讨2014年台北市行政区内房屋买卖交易案件之概况,利用内政部不动产交易实价查询服务网提供之交易资讯以及相关物件讯息,按月收集全年之资料共10,506笔,整理后应用回归分析,用以探讨影响市区和郊区的房价趋势之特征因素。本文实证结果发现,建物本身之种类型态和各项环境变数中之邻捷运站、公园绿地、学校三项对于交易价格均有之显着正向影响效果;增建或管理组织之影响程度等则视地理区位而异。 This study analyzes the housing price of Taipei City in 2014, using the official website of actual price registration published by Ministry of the Interior, which are collected monthly with a total 10,506 data. The regression analysis estimates the effects characteristic factors on urban and suburban housing prices. The empirical result shows that being close to MRT station, public green parks, or schools significantly increases housing prices. Being at a lower level, with larger area, close to nuisance significantly decreases housing prices. |
