Abstract: | 面對人類活動所導致的全球暖化議題,減少碳排放與石化能源依賴度,已是國際間各國政府所追求的首要目標。因此,擬定相關節能減碳政策、建構低碳城市及實踐可自給自足的低碳社區已是國際重要趨勢。 為了呼應全球資源永續利用及節能減碳趨勢,本研究透過文獻整理,將低碳改造區分為七大面向,分別為生態綠化、建築節能、設備節能、再生能源、綠色運輸、資源循環及低碳生活等七大面向。 低碳社區、低碳家園對於建設公司所推之建案落實綠建築內容,影響房市價格經由本論文之研究,會直接影響消費者之購屋意願,進而可提高房屋售價。 綠建築設計目前相關法規已落實,針對基本之減碳量已有基本之規範,基於愛護及永續環境,建設公司必須更積極加強綠建築減碳之設計及落實。消費者對於低碳觀念及綠建築之認知近幾年來已有大幅度之提升及接受度,消費者亦可接受以較高之價格購買符合節能減碳之建案產品。 Facing the issue of global warming caused by human activities, reducing carbon emissions and dependence on fossil fuels are the primary objectives that all governments are working on. Therefore, developing carbon reduction and energy saving policy so as to construct low-carbon city and realize self-sustainable low-carbon community is the major international trend among all the countries. To echo the sustainable use of resources and global carbon reduction trend, this research, through the literature review, categorizes the low-carbon transformation into seven zones, namely eco-green, energy saving, energy-saving equipment, renewable energy, green transportation, resource recycling and low-carbon oriented life. Through the research of this thesis, the policy of low-carbon communities and low-carbon homeland toward the content that the construction company need to implementing green building, along with its impact on housing market price, will directly affect the consumer's willingness in buying a house, and thus can increase housing prices. The regulations for design of green building have been implemented at present. In order to comply with the base amount defined for carbon-reduction and to care for the environment and its sustainable development, construction companies should be more actively strengthen the design and implementation of carbon reduction of green building. In recent years, consumers have been greatly enhanced the awareness and acceptance of low carbon and green building concept. Consumers are also willing to pay a higher price for construction productions in compliance with low-carbon energy saving policy. Keywords: Low-carbon homeland, Green building, Green consumption |
