摘要: | 集合式住宅物業管理服務可提高住宅居民生活的品質與延長住宅的壽命,甚至提高住宅的資產價值。此商業模式為專業知識涵量高、技術複雜度高、跨領域整合度高之創新服務產業,具備知識密集型服務業的特性,堪稱服務業中的服務業,惟過去少有研究探討之物業管理之服務創新,以求服務內容之最大化,故本研究所導入創新密集服務平台模式並建構服務創新策略。
為達前述目的,本研究以創新密集服務分析模式為分析架構,配合物業管理服務的三種產業服務類別,以四種客製化程度與五種創新類型為分析構面,架構出物業管理服務商20種可能的經營型態,並詳盡討論三種產業服務類別目前的策略定位與未來的策略意圖走向,採用文獻分析與專家問卷調查,針對台灣物業管理服務業目前與未來定位,並發展因應之服務策略。
依據實證研究結果上,在集合式住宅,物業管理產業未來5~10年在發展物業基礎設施管理服務時,應進行流程創新與組織創新策略,並提供客製化程度次高的選擇型服務;未來5~10年策略發展生活與商業支援服務時,應進行流程創新策略,並提供客製化程度次高的選擇型服務;未來5~10年在發展資產管理服務時,應進行市場創新策略,並提供客製化程度最高或次高的客製化服務。 Property management services will improve the quality of residential living and extend the life of asset or even increase the value of residential assets.Such business services contain high levels of expertise, much technical complexity,and cross-sectoral integration of high innovative services industry. With industry characteristics of knowledge-intensive service, such a top complex service sector in the service inductries is very suitable for this study of innovation-intensive service platform model. To achieve aforesaid purpose, in this study, analytical framework is based on innovation-intensive service analysis model with the four customized degree as a horizontal axis and five types of innovation as a longitudinal axis of architecture on the three industrial service category property management service providers. There are 20 kinds of possible business patterns, and detailed discussion of the current strategic positioning and future strategy intentions toward on the three kinds of industry service type. Research methods include the literature analysis and expert survey, and the statistical analysis of small samples on the property management services in Taiwan and Future Strategy for the positioning Research results provide a mechanistic understanding of Service Innovation for the Industries. Meanwhile, they complement current academic references. |
